“Koutsouri” beach is located in the southern cape of the island, about 7 km away from the town of Skiathos. Halfway around the peninsula of Kalamaki there is a steep footpath from the road down to the beach of “Koutsouri”. The beach is pretty small, but because it is rather difficult to reach, never really busy. In the summer months there is a small tavern on the beach, serving Greek cuisine and sometimes the beach is visited by boat excursions.
The plot of land is 48.000 sq.m and the building area is about 21.485 sq.m and the rest is private forest. The plot is divided into 5 independent land properties. Plots 1, 2 & 3 have direct access to the beach and plots 4 & 5 are situated northern and have access to the beach through private footpaths.

HOUSE (VILLAS) PLANNING: Choice 2
The housing project consists of 8 independent houses. Plots 1, 2 & 4 have two separate houses, plot 3 has one main house and one guest house in the south edge of the plot and plot 5 has one main house unit.
The typology that the houses are following is formed from two parts:
A ground floor unit 4.5 m height, about 60 sq.m with a loft about 22 sq.m and an underground unit approx. 100 sq.m, covered with “green” roof.
Additionally, in the basement auxiliary spaces are placed such as storage, cellar, water tanks and electro-mechanical unit room for the house and the pool.
An exterior paved corridor connects also the separate house units through terraces, gardens and stairs. In the private garden of the building a swimming pool is constructed with sunbath terrace, exterior lounge area, BBQ and exterior WC and shower.
All structures are built using local stone in natural color or painted white and the pool area is paved with wood.
This typology is a result of the regional building permissions, combined with the steep slopes of the plot and the minor impact to nature.
