Luxury Villa for Rent in Paros – Kostos rises from a private hilltop above the marble-quarrying village of Kostos, with southeast orientation across the valley to the Aegean and the outlying islands. The 450 sq.m. residence rests within 8,000 sq.m. of gated grounds, built under bioclimatic principles that hold interior temperatures two to three degrees lower than the rest of the island.

The owners are one of Paros’ long-established families, and the home was designed as a year-round residence rather than a summer rental, with privacy, space, and quality of materials at the center of every choice. Mornings open with sunrise over the sea; evenings settle into moonlight across the terraces, with the distant lights of passing boats and coastal villages tracing the bay below.

Bedrooms & Living Spaces

The villa sleeps twelve guests across six bedrooms, each with an ensuite bathroom and individual climate control. The main house holds five bedrooms over two levels: two ground-floor masters open directly onto the pool terrace, an upper master sits behind a pergola-shaded terrace with pillowed lounges, and two twin rooms occupy the same upper level.

A separate 50 sq.m. guest house adds a sixth ensuite double with dressing room, day bed, and small kitchenette with Nespresso machine. Four bedrooms face the sea; one looks toward the mountains. Interiors follow a clean Cycladic line, with fine marble floors, white linen sofas, high ceilings, and muslin curtains catching the breeze. Two living areas, including a circular sitting room beside the minimalist dining space, anchor the main living level and flow toward the pool terrace.

Private Pool & Outdoor Living

A stone-built pool terrace anchors the outdoor living, with sun-loungers, day beds, and a hammock arranged to face the southeast view down to the Aegean. A pergola shades a handmade dining area built around a wood oven and barbecue, with pillowed lounges set alongside for evening drinks and long late dinners under the stars.

The gardens drop toward the sea through 50 bougainvillea, olive trees, wildflowers, and aromatic herbs, enclosed by dry-stone walls and threaded by a walkway that leads to an organic vegetable garden whose seasonal produce reaches the kitchen each morning. The terraces transition naturally between day and night, with the pool deck holding most of the afternoon and the pergola taking the evening hours.

Amenities & On-Site Services

The kitchen is fitted with Miele appliances throughout and opens directly onto the pool terraces. A resident cook prepares breakfast and either lunch or dinner each day, drawing on herbs and vegetables grown on the property. The service plan includes daily cleaning, twice-weekly linen change, and dedicated staff quarters at basement level.

Bioclimatic design holds ambient humidity between 45 and 50 percent and channels the northern winds across the elevation, while secure on-site parking accommodates cars, scooters, and ATVs for guests exploring the inland villages and coastline.

Naousa lies 8 km away at thirteen minutes by car, with its harbor tavernas, evening scene, and the beaches of Kolymbithres and Santa Maria on the north coast nearby.

The port of Parikia is 6.5 km from the property and nine minutes by car, while the traditional hilltop village of Lefkes is a short drive south through the old marble routes. The beaches of Livadia and Damuli are reachable within ten minutes (6.5 and 7 km respectively), and Paros National Airport is 16.5 km away at 23 minutes.

*BOOKING : A deposit of 30% of the property rental must be paid by Bank Transfer and the outstanding balance must be received 45 days prior to check-in date

If the booking takes place 21 days prior to arrival the full accommodation amount must be paid in advance.

*A security deposit is equal to one day rental and must be settled before the beginning of the tenancy, to cover the cost of any damage to the property or its contents during the term of rental.

The deposit can be paid with the balance of the reservation or with cash at the time of check-in directly to the owner.

Cash deposits will be handed back to the guest at the end of the rental period once the owner has had an opportunity to assess the condition of the property.
