Luxury Villa for Rent in Mykonos – Kounoupas, Villa MTL-12 is a detached Cycladic pavilion set high on a private hillside above the island’s south-east coast. Whitewashed volumes and natural stone walls frame a single, uncluttered level designed for two couples, a small family, or an intimate escape from the noise of the season.
From the terrace the view opens in two directions at once, west across the open Aegean towards the evening light and south-east towards the silhouette of Naxos, so the villa holds both the sunrise and the sunset within the same day. The air carries wild thyme and sea salt, and the only sounds are the wind and the water below.
The villa sleeps four across two master bedrooms, each with its own ensuite bathroom and an extra-long bed measuring more than two meters, dressed with a choice of feather or non-feather pillows. Reading lights, a writing desk with its own chair, and quiet climate control make each room as suited to a working morning as to a long, unhurried lie-in.
Interiors follow a restrained palette of reclaimed wood, natural stone, and hand-made artisan furnishings, with an open-plan sitting area and marble-tiled floors that flow without a break onto the outdoor terrace. Both bathrooms offer walk-in showers, plush robes, slippers, and a full set of toiletries, and complimentary travel cots are available for families arriving with young children.
At the centre of the outdoor space, the private horizon pool is set so that its surface reads as a continuous line with the sea beyond, dissolving the boundary between terrace and Aegean. Sun loungers, large umbrellas, premium pool towels, and an integrated sound system line the surrounding deck, while a timber pergola shades a full outdoor dining table for slow lunches and later dinners.
As the afternoon fades, the south-west orientation turns the entire terrace towards the Mykonian sunset, and the stone underfoot holds the day’s warmth long after the light has gone. Whether the day ends with a swim or a glass of wine at the water’s edge, the terrace is made to be lived on from the first coffee until the last of the blue hour.
The fully equipped kitchen carries the essentials and more: an oven, hob, and refrigerator-freezer sit alongside a dishwasher, espresso machine, coffee maker, blender, mixer, and toaster, with cookware, silverware, and dishes provided in full for guests who prefer to cook in.
Daily housekeeping keeps the pavilion in quiet order throughout the stay, and the integrated sound system carries music from the sitting room out to the pool. Native Mediterranean planting, terraced stone paths, a manicured garden, and dedicated private parking complete the grounds, with a supermarket only a two-minute walk from the gate.
Kounoupas places the villa within easy reach of the island’s best-known coastline, with Elia and Kalo Livadi beaches 5.5 km away and the beach clubs at Scorpios, Nammos, and Principote all a comfortable drive across the island. Mykonos Town and the waterfront tavernas of Little Venice are roughly fifteen minutes by car, close enough for dinner yet far enough to keep the hillside calm. Mykonos Airport lies 4.5 km (11 minutes) and the port 7 km (14 minutes), while a supermarket, medical center, and petrol station are all within a few minutes of the door.

*BOOKING : A deposit of 30% of the property rental must be paid by Bank Transfer and the outstanding balance must be received 45 days prior to check-in date
If the booking takes place 21 days prior to arrival the full accommodation amount must be paid in advance.
*A security deposit is equal to one day rental and must be settled before the beginning of the tenancy, to cover the cost of any damage to the property or its contents during the term of rental.
The deposit can be paid with the balance of the reservation or with cash at the time of check-in directly to the owner.
Cash deposits will be handed back to the guest at the end of the rental period once the owner has had an opportunity to assess the condition of the property.
