PRS-12 is a 450 sq.m. hill-top Villa set in 8.000 sq.m. of land, gated property, with glorious views to the south-east over the beaches of Paros, over to the outlying islands and a few minutes’ drive to Naousa. The property consists of a main Villa that sleeps 12 guests in 5+1 bedrooms. Cook who prepares breakfast & lunch or dinner daily. Change of linen twice a week and daily cleaning.

The very pretty village of Kostos lies just below, almost at walking distance, and is perhaps Paros’ last undiscovered secret – an authentic, old-fashioned, non-touristy village that lives all year round. It was from Kostos that the marble of the Venus of Milos was found, so a long and distinguished history! The owners of this Villa are one of Paros’ grand old families and knew what they were doing when they built on this plot.
Due to its location, it’s orientation and bioclimatic architect you can enjoy an exceptional micro-clima, in comparison with the rest of the island, which consists of a temperature always 2-3 C lower, humidity which never exceeds the range of 45-50% and a portion of northern winds as much as you like. Unique white, cycladic architecture provides a canvas for clean lines and uncluttered, simple spaces that radiate tranquility, while gently blowing muslin curtains and pale marble give the Villa a feeling of freshness and airiness.
Set on two separate levels, Villa PRS-12 features a spacious high-ceilinged living area with large white couches leading up to a minimalistic dining area and a second circular sitting area.
Fine marble floors, indoor and outdoor furnishings and ceilings also showcase the care to detail. 4 bedrooms have sea views and 1 bedroom has mountain views and all ground floor rooms open onto the pool terrace.
Outdoors, a stone-built large outdoor area consisting of a pool terrace with sun-loungers and day beds, as well as a pergola shaded dining area with barbeque and wood oven, both especially handmade built and adjoining pillowed lounges, offer great open-air living spaces for day and night entertainment.
Designed and built as a permanent home rather than a summer home, Villa PRS-12 has been beautifully built to all year-round high specifications, with privacy and space in mind. This is why this part of the island has been chosen, with its privileged orientation adding the fact that the Villa has been built by using the best materials according to the terms and conditions of bioclimatic architect.
The exceptionally beautiful pool and terrace areas offer panoramic daytime views that plunge down across rural valleys to the sparkling sea below, while nights are filled with the moonlight and twinkling lights of stars, passing boats and the villages of the coast. The gardens, enclosed by dry stone walls, have been thoughtfully landscaped to integrate into the natural setting. A walkway threads through 50 bougainvilleas and olive trees, colorful wildflowers and aromatic herbs. An organic vegetable garden produces seasonal vegetables and fruits that are used for the meals prepared by the cook.

*BOOKING : A deposit of 30% of the property rental must be paid by Bank Transfer and the outstanding balance must be received 45 days prior to check-in date
If the booking takes place 21 days prior to arrival the full accommodation amount must be paid in advance.
*A security deposit is equal to one day rental and must be settled before the beginning of the tenancy, to cover the cost of any damage to the property or its contents during the term of rental.
The deposit can be paid with the balance of the reservation or with cash at the time of check-in directly to the owner.
Cash deposits will be handed back to the guest at the end of the rental period once the owner has had an opportunity to assess the condition of the property.
